Our client is looking for an exceptional Property Manager to oversee the smooth functioning of their new home, which is almost at the end of a 3-year rebuild/renovation project

The position requires someone who is hands-on and able to oversee all household matters, including, but not limited to: technology, engineering & maintenance contracts, construction projects, spa/gym maintenance, care & storage of wine, art & antiques, security, landscaping and management of domestic [household] staff

The Property Manager will need to work together with contractors and service providers to quickly familiarise him/herself with the technical systems incorporated into the property, including media room, spa and gym, alarm systems, lutron/crestron lighting controls and state of the art heating and cooling systems etc

In addition he/she will need to work with the domestic staff, teaching them the correct level of understanding for the systems that have been incorporated into the property, so that everyone is able to use the systems and technology to provide the top level of service expected by family and guests

The successful candidate may have gathered experience on: luxury mega yachts and/or in private homes, deluxe or boutique hotels and resorts – indeed any properties where great emphasis has been given not only to incorporating cutting edge E&M and IT/AV systems, but also stunning soft and hard finishes, art, antiques, fixtures and fittings

Roles and Responsibilities

The Property Manager, he/she will be responsible for:

  1. Understanding the house, its systems, making sure everything works correctly and efficiently
  2. Keeping accounts and preparing monthly financial forecasts, statements & reports
  3. Planning annual budgets (Staff/Maintenance/CAPEX etc)
  4. Locating and sourcing vendors and tendering for works, ensuring proper maintenance and servicing of the house and plant, and outside areas, including courtyards etc
  5. Maintaining regular, thorough and well-documented communication with contractors, service providers and vendors
  6. Searching, selecting, hiring and training local house staff
  7. House staff scheduling and planning
  8. Supervision of the house staff including housekeeping staff, quality checking work done
  9. Checking daily and making sure all the requirements are fulfilled in preparation of the property for the visit (according to the defined requirements)
  10. Assistance to remote specialists on request with checking TV, internet, etc
  11. Preparation for the visit: grocery shopping, transportation, accommodation (including travelling staff)
  12. Serving guests
  13. Shopping for guests
  14. Fulfilling tasks given prior to, during & after visits
  15. Maintaining a solid knowledge of the city and suburbs and places of interest, i.e. being capable of proposing and then planning a  1-7 days trip around the city/country
  16. Able to make special arrangements with organizations, stores, museums, etc. (for example to open a store on weekends or a holiday, or seek private museum tour during closed hours)
  17. Fluency in Hindi is indispensable, while English is very important for communication with guests and head office
  18. Property manager will need to be available on phone 24/7 when on duty

Accommodation

A rented apartment close to the property 

Entry Requirements

  1. Salary net in the region of US$ 6,000.00 per month
  2. Insurance – full cover
  3. Accommodation – an apartment (rented) as close as possible to the house (this will be the first task for the property manager to locate and rent))
  4. 28 calendar days of paid vacation annually*
  5. Working schedule: when there are no guests in the house – 5 days a week. During visits (or during preparation for the visit) the Property Manager will have to work on weekends and holidays as required.

Longer working hours and working weekends will be reimbursed with 'time in lieu'.

* Vacation: employees must take vacation when there are no guests in residence. Note: employees must be ready to change dates or in exceptional circumstances, be ready to return from vacation if there is an important, unexpected visit.
